Revitalize specializes exclusively in residential properties in strong locations and uses 15+ years of experience to minimize risk and maximize returns.

Do I need a lot of money to participate in the WBP?
No. A key benefit of this strategy is that most of your initial investment can be pulled back out during the refinance.
Most clients leave $20,000–$40,000 of their own cash in a deal. Through WBP’s structured approach, clients typically:

Can you walk me through the WBP step by step?

Step 1: Initial Consultation
Schedule a call to discuss your investment goals, the Gulf Coast market, and how the WBP works.
Step 2: Property Sourcing
We present off-market opportunities and connect you with a Realtor for on-market options.
Step 3: Property Analysis
We review projected rent, renovation costs, funding options, and your proforma before you make an offer.
Step 4: Due Diligence
Once under contract, we guide you through inspections, renovation estimates, sewer and termite checks, and overall investment safety.
Step 5: Finalized Proforma & Team Introductions
We refine the financials and introduce you to our renovation and property management teams.
Step 6: Closing Preparation
We finalize insurance, title work, and all pre-closing details.
Step 7: Closing & Renovations Begin
You close on the property and renovations start immediately.
- 50% of renovation cost due at closing
- 25% at 75% completion
- Final 25% at completion
You receive photo updates throughout the project.
Step 8: Property Management & Leasing
We photograph, list, market, and lease your property—often beginning “coming soon” marketing during renovations.
Step 9: Refinance
You refinance to recover most of your initial capital and lock in long-term financing.
Step 10: Repeat
Most clients complete 3–5 WBP projects, building long-term wealth through appreciation, loan paydown, tax benefits, and cash flow.
